YourPlace Housing has a number properties built under the Nation Building Economic Stimulus Plan or leased from SAHT which are specifically for tenants with a greater level of disability than those who might reside in general community housing. These tenants normally require support services to varying degrees.
Types
Properties vary from 2 bedroom accommodation suitable for singles or couples to 4 bedroom properties suitable for individuals to reside with other unrelated people to share supported independent living support services.
How is rent Calculated?
Each tenancy will be charged the lower rent based on the following two rent calculation methods:
- 25% of assessable (non-Commonwealth Rent Assistance (CRA) income plus eligible CRA, or
- 100% of the Market Rent for the property divided by the number of tenantable units in the property
Am I Eligible for Supported Disability Housing?
In addition to the basic eligibility criteria for General Community Housing, applicants for Supported Disability Housing must meet the following criteria:
- Be a National Disability Insurance Scheme (NDIS) participant
- Have housing goals in their NDIS plan
- Be in need of accommodation
- Be in receipt of a Supported Independent Living (SIL) services from a specialist Disability Service Provider
Vacancies
When vacancies arise, suitable registrants are shortlisted from the Single Housing Register (SHR). Shortlisted applicants may be required to attend an interview with our Tenancy Officers to reassess their housing needs, the suitability of the property and the applicant’s compatibility with the immediate community.
Selected registrants will be provided with an opportunity to view the property before a formal housing offer is made for them to consider.
Before a formal housing offer is made registrants will be required to provide proof of income, assets and any other supporting documentation to verify that they still meet the eligibility criteria for community housing and confirm their category of needs is accurate at the time of allocation.
Vacancies in shared or group accommodation properties are managed jointly by YourPlace Housing and the Support Provider who provides the Supported Independent Living Services to the existing tenants. Vacancies may be advertised by YourPlace Housing via our website, GoNest or the Housing Hub.
