SDA refers to housing that has been specially designated for people who are unable to live in mainstream housing due to their extreme functional impairment or very high support needs. The NDIS contributes to the cost of housing for eligible NDIS participants.
YourPlace Housing is a registered Specialist Disability Accommodation (SDA) provider under the NDIS. As an SDA provider we are required to operate under the NDIS Act 2013, and relevant NDIS Rules. Under the NDIS, the accommodation provider must work in partnership with registered Supported Independent Living (SIL) provider.
To meet this requirement YourPlace Housing works in partnership with a range of Supported Independent Living (SIL) providers to assist people with a disability to live independently in the community.
What type of properties are available to tenants who are eligible for SDA?
Our SDA portfolio consists of a diverse range of 68 properties located across the greater metropolitan area. They include villas, duplexes and houses accommodating 1 to 4 residents in each property.
How is Rent Calculated?
If the tenant is eligible for SDA, rent will be calculated in accordance with the NDIS Reasonable Rent Contribution (RRC) policy.
Am I eligible for SDA?
SDA is intended for participants who have an extreme or complete functional impairment due to disability or have very high support needs (including housing needs).
Eligibility includes the following criteria:
- eligible for Community Housing
- have an active Single Housing Registration
- have an NDIS Supported Independent Living (SIL) funding package, or the capacity to pay for supports via a fee for service arrangement
- have SDA funding in your NDIS plan or could reasonably be considered likely to have SDA funding included in your plan
- meet the YPH desired tenant profile for the property
If you are not eligible for SDA, the NDIS may fund modifications to a house so that with the right supports, you can live successfully in mainstream housing. This might be community housing or private rental. Click here if you are interested in Community Housing.
How to find vacancies
Applications for vacancies are managed on a day-to-day basis, by YourPlace Housing in conjunction often with the SIL Provider. Vacancies may be advertised through a number of channels, including:
- Advertising vacancies on key disability accommodation real estate websites
- Advertising on YourPlace Housing and partnering SIL Provider’s website
- Approaching local disability support providers and support coordinators with disability accommodation waiting lists for potential applicants
Potential candidates will be encouraged to attend an open inspection which will be arranged between the parties. Open inspections are an integral feature of advertising and provide a valuable opportunity for prospective tenants to view the property and seek further information about the building design and location.

Who Can Apply
To be eligible to apply you must be a NDIS participant with Specialist Disability Accommodation (SDA) funding or equivalent funding via the Lifetime Support Agency and be registered or eligible to register for community housing in South Australia via the single housing register. These properties are available for singles, couples, or shared occupancies. Expressions of interest from applicants who wish to live on their own and share support with a like-minded neighbour are also encouraged to apply.
