Affordable Housing

Our Affordable Housing program was originally built and funded via the National Rental Affordability Scheme (NRAS).

The Scheme commenced in 2008 to address the shortage of affordable rental housing by offering financial incentives to persons or entities such as the business sector and community organisations to build and rent dwellings to low and moderate income households at a rate that is at least 20 per cent below the market value rent.

The incentive scheme for all YourPlace Housing NRAS properties has now ended and they are now being offered as affordable tenancy types in line with the Community Housing Master Agreement.


What type of affordable properties are available?

Our affordable housing portfolio consists of 2 bedroom properties. They are located in the North East of the Salisbury Council area and are for tenants aged over 50 with complex disability and health issues.


How is Rent Calculated?

Rent is charged and reviewed in accordance with the Community housing rent procedure for affordable tenancies. However, in general terms, tenants pay rent set at no more than 30% of their gross household income plus 100% of rent assistance with a maximum rent of no more than 80% of the Market Rent for the property.


Am I eligible for Affordable Housing?

To be eligible for Affordable Housing with YourPlace Housing you need to:

  • be over 50 years of age
  • be a citizen or permanent resident of Australia
  • be a current resident of SA
  • have an independent income
  • not own or partly own residential property
  • meet the income and asset limits
  • not already be a community housing, public or Aboriginal housing tenant
  • have a disability or significant health issue

Vacancies

When vacancies arise, suitable registrants are shortlisted from the Single Housing Register (SHR). Shortlisted applicants may be required to attend an interview with our Tenancy Officers. This interview will reassess applicants' housing needs, the suitability of the property and the applicant’s compatibility with the immediate community. Selected registrants will be provided with an opportunity to view the property before a formal housing offer is made for them to consider. Before this offer is made, registrants will be required to provide proof of income, assets and any other supporting documentation. This is to verify that they still meet the eligibility criteria for community housing and confirm their category of needs is accurate at the time of allocation.
